Sea Point and Sea Village

Around 1974 two townhouse/condominium complexes were built on the Del Mar Terrace overlooking Torrey Pines State Beach.

In late September 1972, the Baldwin Company of Newport Beach had a special invitation-only showing of six furnished units in phase one of their 170-unit Sea Village project. Located on 33 acres overlooking Torrey Pines, 21 acres will be maintained as open space.  Initial pricing was $43,000 to $59,900 on units designed by Walter Richardson Associates.

$2,300 worth of landscaping was initially installed and planned by Frank Radmacher and Associates, planting 1,300 Torrey Pines and Monterey Pine trees.

The grand opening was announced on Sunday, February 25, 1973 in the Los Angeles Times.

Sea Point by Pardee

On July 8, 1973 a preview showing of Sea Point homes was advertised in the Los Angeles Times. The Sea Point townhomes at Torrey Pines were built by Pardee Construction Company, a Weyerhaeuser Company.  Two and three bedroom units (up to 2,188 sq ft) were initially offered from $56,500 to $95,000.

In July 1973, Pardee had built four model units of a planned 231 townhome condominiums on 18.5 acres of shoreline property. Pardee advertised that they had transplanted 200 Torrey Pine trees, 300 other trees, and 4,000 pieces of shrubbery.

By December 1973, the interest rate had dropped to 7.5% and prices were lowered to $50,500 to $80,500.

1953

Here is an aerial photo from 1953 showing the empty fields with a single road running through from East to West.  You will notice that there are still some houses in Sunken City over by North Torrey Pines bridge.

1967 

By 1967 you can see a lot more roads and trails have been added to the area, and some of the houses from Sunken City have been moved to the small neighborhood along Carmel Valley Road.

The road traversing the area was modified into parts of the Sea Village road system, and remenants of a few other roads can still be seen today, especially the part running between the Via Mar Valle complex and Sea Point's western edge.

The North Beach parking lot was cleared and graded sometime between 1952 and 1966, and was fully paved in 1968.

1980

I haven't found any photos from around 1974 during the construction, and by 1980 you can see that Sea Point and Sea Village have been built out in the big open area.  The main Torrey Pines State Beach parking lot has also been completed.  The new road heading into the townhouses is Del Mar Scenic Parkway.

One interesting thing to note in this photo is that the houses on Via Mar Valle (between Sea Point and Del Mar Car Care) haven't been built, but the area has been graded for them.
